ANCHOR LEASING

Dawson Marketplace

  • Dawson Marketplace is a recently delivered 110-acre ground-up power center development in a tertiary trade area totaling 300,000 SF in the first phase.
  • Integrally involved in the development including from the initial site plan concept and design, layout, market strategy, merchandising, and leasing execution.
  • Proactively identified and negotiated with Hobby Lobby, Ross, Marshall’s, Ulta, Five Below, Tuesday Morning, Famous Footwear, Kirkland’s, Taco Bell, and Verizon Wireless among others.
  • Initiated relocation discussions with Kroger who ultimately built one of their largest stores in Georgia at 123,000 SF.

Providence Square

  • Enhanced a community power center by adding a grocery component to a former Office Depot box.
  • Procured and handled negotiations with Sprouts Farmers Market
    (29,000 SF) securing a 15 year lease.
  • Lead complex relocation negotiations of several existing tenants in
    order to make way for Sprouts as well as façade improvement to
    an adjacent anchor.
  • Created significant value in terms of increasing shop rents and
    upgraded the existing merchandising mix.
  • Achieved an early renewal with T.J. Maxx/Home Goods, adding
    significant term and further stabilizing the asset for the future.

Plaza at Mall of Georgia

  • Led the leasing efforts on the redevelopment of a 70,000 SF former Toys/Babies combo store
  • Procured Goodwill of North Georgia on a 15-year lease in 29,000 SF.
  • Leased the remaining 41,000 SF to Urban Air Adventure Park (which transaction was later delayed due to COVID-19 pandemic).

Peachtree Immediate Care

  • Lease transaction and acquisition successfully completed during COVID-19 pandemic.

Regions Bank

  • Successful redevelopment of a former vacant Rite Aid.
  • Secured a 20 year ground lease with Region’s Bank, increasing value for ownership compared to leasing the existing former drug store structure.

REDEVELOPMENTS

East West Commons

  • Identified an opportunity to create substantial value for an obsolete portion of a community power center.
  • Redeveloped and energized a 3.5 acre parcel (formerly a freestanding 25,000 SF Border’s Bookstore) into a vibrant multi-tenant new development bringing more consumers and trips to the center.
  • Involved in all aspects of preliminary site plan concept and design, layout, anchor consents, merchandising and leasing execution.
  • Completed tenant line-up included Panera Bread, Vitamin Shoppe, Kay Jewelers, Moe’s Southwest Grill and a local Japanese restaurant.
  • Immense increase in NOI as well as overall value to the center.

Eagles Landing Pkwy

  • Led the leasing efforts on redeveloping a former Shell gas station and c-store.
  • Procured leases with Moe’s Southwest Grill, Jersey Mike’s, The Nail Bar and Chicken Salad Chick.
  • 100% leased before construction was completed.

NEW DEVELOPMENTS

Conyers Station

  • 8,600 SF multi-tenant building built in Conyers fronting Hwy-138 near I-20.
  • Pre-leased 86% before construction started.
  • Center was 100% leased shortly after construction was complete.
  • Tenant line-up included Sleep Number, AT&T, Five Guys and Jersey Mike’s Subs.

Warner Robins Plaza

  • 10,500 SF multi-tenant building built in Warner Robins fronting Watson Blvd in a military community.
  • 0.7 acres sold to Del Taco on adjacent land.
  • Secured leases with Batteries + Bulbs, WingStop, Your Pie, Tropical Smoothie Café, and Elite Hearing Centers.
  • The Center is 86% leased following the completion of construction.

Calhoun Station

  • Two tenant 5,900 SF building constructed in Calhoun fronting Hwy-53 near I-75.
  • Redevelopment of a former Pizza Hut restaurant on 0.8 acres.
  • Procured and secured a lease with Five Guys for 2400 SF, joining Aspen Dental.
  • The Center was 100% preleased before the completion of construction.

GROCERY ANCHORED

Highland Station

  • Completed 6 leasing transactions within the first 18 months of TSCG being engaged.
  • Significant value creation through NOI increases on new deals, renewals, and
    expansions.
  • Center is now 99.5% leased.

Shallowford Exchange

  • Completed 6 leasing transactions within 24 months of being engaged.
  • Negotiated and secured leases with Jackson Hewitt Tax Service, Metro PCS,
    Subway, American Deli, beauty supply, and an Indian restaurant.
  • The center was sold after achieving 100% leased and occupied.

Merchant's Square

  • Completed 10 leasing transactions since being engaged.
  • Negotiated and secured new leases with Sprint, Edible Arrangements, and
    the United States Postal Service adding complimentary service retailers and enhancing the national brands and offerings at the center.
  • The center was 98% leased when it was sold.
